8500-50 Lehigh RFP

The Village of Morton Grove has released a Request for Qualifications/Proposals (RFQ/RFP) for the redevelopment of a strategically located and desirable Village-owned site at 8500-8550 Lehigh Avenue, which makes up approximately 1.52 acres of land area. The site is located immediately across Lehigh Avenue from the Village’s Metra commuter rail station which is currently undergoing a $3.7 million reconstruction, making it a prime opportunity site for transit-oriented development. The property is also located within the Lincoln/Lehigh Tax Increment Financing (TIF) District.

The Village views this project as a critical component in the ongoing effort to create a pedestrian-oriented downtown with a vertical and horizontal mix of uses within the Lehigh/Ferris Subarea. The area’s proximity to the Metra station, Morton Grove Public Library, Forest Preserves of Cook County, restaurant and service establishments, and nearby commercial corridors have spurred ongoing investment in higher density multi-family development, with several significant opportunity sites remaining. The Village envisions mixed-use, multi-family residential, attached single-family residential, or sales tax-generating commercial development for the site included in the RFQ/RFP.

The developer selection process will occur over the next few months, in accordance with the following submission schedule:

Friday, March 7, 2025:                          Request for Qualifications & Proposals Issued
Friday, April 4, 2025:                            Deadline for Questions (5:00 PM CST)
Friday, April 11, 2025:                          Final Response to Questions/Addenda Issued (5:00 PM CST)
Friday, May 9, 2025:                             Statements of Qualifications & Proposals Due (3:00 PM CST)
