Active Development Projects

  • Napleton Honda (Waukegan & Dempster) - Construction completed in December 2025 of a new 40,000-square-foot Napleton Honda dealership.
  • Fifth Third (6210 Dempster) - Construction is underway of a new 2,800-square-foot bank branch at 6210 Dempster Street, across the street from the existing Fifth Third Bank at 6201 Dempster Street. The new bank will open in Summer 2026.
  • Dunkin' (5843 Dempster) - The Village approved a Special Use Permit for a new Dunkin' restaurant with a drive-through in 2023. Construction is underway and it is anticipated to open in Summer 2026.
  • Park Villas Townhomes & Duplex (Hennings & Narragansett) - Construction by P & P Properties is complete for the ten townhomes located on Hennings Court. Two duplex units located nearby on Narragansett Avenue are also nearly complete. Units are currently for sale.
  • Ponto Collection (9312 Shermer) - Construction of six single-family detached residences as part of a new subdivision by Varda & Company has been completed. Homes are currently available for sale.
  • Station 85 Hundred (8500-50 Lehigh) - The Village approved a Special Use Permit and Subdivision in January 2026 for a four-story, mixed-use development with 60 apartments and ground-floor retail and restaurant space. The Village is negotiating a redevelopment agreement with the developer and it is anticipated that the project will break ground in Summer 2026.
  • Metro on Main by Lexington Homes (8350 Lehigh) - Construction is underway for an 89-unit townhome development by Lexington Homes. The model homes are complete and the sales center is open. The Village approved a Planned Unit Development and Subdivision in 2023.
  • New Village Hall & Police Station (6201 Dempster) - The Village recently purchased 6201 Dempster for a combined Village Hall and Police Station municipal complex. The new facility will begin construction after the new Firth Third bank location opens at 6210 Dempster.
  • Gateway Plaza (Ferris & Lincoln) - Gateway Plaza was completed in October 2024.
  • Morton Grove Metra Station (8501 Lehigh) - The new Metra Station opened in December 2025, replacing the previous station that was built in 1976. Site improvements such as landscaping and final pavement are anticipated to be complete in 2026. The retail space within the Metra station is currently being marketed for lease.
  • Birch and Dempster Development -Formerly Joe Donut (6724 Dempster) - In April 2024, the Village approved a zoning permit for the owners of 6724 Dempster (Birch and Dempster) for a two-story building with a Joe Donut Restaurant and other restaurants and retail stores on the first floor and residential units on the second floor. The Village Board also agreed to provide substantial financial assistance to the project to cover nearly 25% of the development costs. Construction was planned to commence by no later than April 2025, at which point the Village approved a 6-month extension request made by the owner, who cited delays in finalizing engineering plans and obtaining Metropolitan Water Reclamation District (MWRD) and Illinois Department of Transportation (IDOT) permits. In addition to the financial assistance the Village agreed to provide, the Village has assisted the owner's efforts to obtain permits and identify retail tenants. Recently, the owner advised the Village that they cannot proceed with the development due to changes in the economy and restaurant market.  The Village is actively pursuing other redevelopment opportunities and potential users in 2026.

The Village is featuring Boba Burger, located in the Classic Bowl bowling alley at the intersection of Waukegan Road and Caldwell Avenue. Check out this family-owned and operated snack shop, which has been serving Asian fusion burgers, hot dogs, bahn mi sandwiches, and salads since 2015.

The Village is featuring Afghan Kabob, located in the Austin/Dempster Plaza at the northwest corner of Austin and Dempster. Check out this family-owned Afghani restaurant, which opened in the summer of 2020.
